If you are thinking of putting your property on the market please contact us so that we can arrange to have your title documents taken up from your lending institution, if you have a mortgage, or please furnish the deeds as soon as possible so that contracts can be drafted in advance of securing a purchaser.

With recent changes in property laws & regulations, you will need to provide us with a Building Energy Rating Certificate (BER).

If you are selling a property that is not your Prime Principle Residence you must hold Non-Private Principle Receipts (NPPR) for each year since 31st March 2009.

We may also require an Ordnance Survey Land Registry compliant map of the property marked out in red and signed by a qualified architect.

With the introduction of the Household Charge by the Local Government (Household Charge) Act 2011, this charge is payable by all owners of residential property. Evidence of payment of same will have to be furnished.

Further, if you have built any extensions to the property since your purchase of the property we will require copies of the relevant planning permissions and an Architects Certificate of Compliance with that Planning Permission or a Certificate of Exemption if it is exempted from Planning Permission.
